Encumbrance certificates
Tax paid receipt
Pahani and Mutation certificate for agricultural lands
Surveyor’s sketch
Sanctioned plan
Income tax clearance if the value shown in the agreement of sale exceeds Rs. 25 lakhs
To ensure that there is no family dispute and no pending litigations to the property a search needs to be done for the property.

The most important aspects of buying property in the country are checking for the tax clearances, the unencumbered status of the property, the title deed and the land deed, check whether the land or the property has been pledged in anyway, check the receipt of the property taxes, the municipal corporation taxes, the exact measurement of the property, check whether the owner of a property is a Non Resident Indian as the Power of Attorney is almost always with a third party, the full details of the sale agreement and whether the property in the current form has been registered or not. The electricity connection should also be checked, the meter and the readings, the bills all need to be properly examined. If the address of the property does not have a pin code, it should not be considered for purchase ever. These are problematic properties and lands to complications.
